BeReal Estate Review: Reselling property leases = 130% annual ROI?
BeReal Estate provide no information on their website about who owns or runs the business.
The BeReal Estate website domain (“bereal.estate”) was privately registered on August 16th, 2016.
The BeReal Estate website lists three corporate addresses on their website, one in the UK, one in the Netherlands and one in Bulgaria.
The UK address belongs to London Presence, who offer virtual address services on their website.
A search of the Netherlands and Bulgarian addresses reveal multiple company’s using the same addresses, suggesting they are virtual in nature too.
As such it appears BeReal Estate exists in the UK, the Netherlands and Bulgaria in name only.
Alexa currently estimate Germany is the largest source of traffic to the BeReal Estate website (37%). India (17%) and Slovakia (11%) are second and third respectively.
Update 19th July 2017 – With Alexa traffic estimates suggesting BeReal Estate is well on its way to collapse, today I received an email from “John Miller” demanding removal of this review:

BeReal Estate affiliates invest €500 to €28,000 EUR on the promise of an annual ROI.

ROIs are paid our proportionally weekly, with reinvestment required after 365 days.
Recruitment Commissions
BeReal Estate affiliates earn a commission on funds invested by newly recruited affiliates.
- a 20% recruitment commission is paid out within an affiliate’s first 20 days of signing up
- after that a standard 10% recruitment commission applies
Residual Commissions
BeReal Estate pay residual commissions via a binary compensation structure.
A binary compensation structure places an affiliate at the top of a binary team, split into two sides (left and right):
The first level of the binary team houses two positions. The second level of the binary team is generated by splitting these first two positions into another two positions each (4 positions).
Subsequent levels of the binary team are generated as required, with each new level housing twice as many positions as the previous level.
Positions in the binary team are filled via direct and indirect recruitment of affiliates. Note that there is no limit to how deep a binary team can grow.
Each BeReal Estate investment package generates points:
- Room – 500 points
- Studio – 1500 points
- One Bedroom – 3000 points
- Two Bedroom – 7000 points
- Penthouse – 14,000 points
- Villa – 28,000 points

- not disclosed – 84,000 points
At the end of each day BeReal Estate tally up points generated on the weaker side. A 10% commission is paid out on this volume, with leftover volume on the stronger side carried over.
Matching Bonus
BeReal Estate pay a matching bonus on binary commissions earned by downline affiliates.
The Matching Bonus is paid out via a unilevel compensation structure.
A unilevel compensation structure places an affiliate at the top of a unilevel team, with every personally recruited affiliate placed directly under them (level 1):
If any level 1 affiliates recruit new affiliates, they are placed on level 2 of the original affiliate’s unilevel team.
If any level 2 affiliates recruit new affiliates, they are placed on level 3 and so on and so forth down a theoretical infinite number of levels.
BeReal cap payable unilevel levels at five, with how many levels an affiliate can earn on determined by how much they have invested.

There is also a free membership option available, however I believe free BeReal Estate affiliates can only earn referral and binary commissions.
Conclusion
The ruse behind BeReal Estate’s annual ROI is the releasing of properties the company is already renting.
We get great deals for long term property rentals i.E. 1000$/month based on your entry we rent.
And lease the same property short term for 2000$ month to receive great returns.
At the time of publication the BeReal Estate website claims the company has 53 “projected rental properties in our network”, whatever that means.
Naturally there is no proof provided of BeReal Estate renting out any property, much the less any such rental revenue is tied to affiliate ROI payouts.
All depictions of real estate provided on the BeReal Estate website are stock images.
Furthermore the company’s business model doesn’t pass the Ponzi logic test.
If the BeReal Estate admin(s) are/were able to generate an annual ROI of 130% or more (ROI payouts for the €56,000 and €84,000 packages are not provided), why would they be anonymously soliciting funds from affiliates?
And if you throw in recruitment and binary commissions, there’s not really much to left to lease properties and pay ROIs with.
In reality, the only connection between real estate and BeReal Estate are the names they’ve given their affiliate investment packages. Otherwise this is the same old Ponzi + residual binary + unilevel matching hybrid model we’ve seen attached to any number of fictitious models.
You can bet the €56,000 and €84,000 package ROI payouts greatly exceed 130%. The way these scams work is the admins create one or more positions at the highest investment level without actually investing any money.
They admins then drain the bulk of funds invested through these positions, while affiliates are paid what’s left.
As with all Ponzi schemes, once BeReal Estate affiliate recruitment dies down so to will revenue entering the company. This will see BeReal Estate unable to meet it’s weekly ROI obligations, prompting a collapse.
Mathematically the majority of investors in Ponzi schemes like BeReal Estate are guaranteed to lose money.
Oz, if Bereal.Estate is kosher the it should hold a licence from the Financial Conduct Authority in the UK in light of the fact it promotes this as an investment.

I checked website and found a lot of apartments, they are renting out on airbnb, they have good reviews and everything looks pretty legit. After my friend booked trough them an apartment in Budapest and service was the best. I am not promoting is only my honest opinion.

Yeah you found the right thing, GIVVO, Yes it is multi-level marketing business (they are not showing it on first sight, but behind is ponzi sheme with unilevel and binary provisions).
